Duties & Responsibilities:

• SMSTS and First Aid as a minimum

Our client, a market leading residential/hybrid developer are looking for an experienced and dedicated Assistant Site Manager to help oversee a project in Ipswich.

Duties & Responsibilities (not limited): 

• Be responsible for the completion and overall success of the site supported by the Site Manager
• To work on the project from plastering to completion
• Managing sub-contractors
• Ensuring deadlines and programmes of work are adhered to
• Ensure quality and accuracy of all internal finishes
• Ensure health and safety polices are followed on site

Our client, a large reputable house builder with sites across East Anglia are seeking a long term working labourer to assist with general site duties in Grays.
 
 
Daily Responsibilities for a successful labourer would include:
 
– Keeping the site clean and tidy.
– Assisting with the deliveries coming on and off the site.
– Helping the trades people within the plots and around the site.
– Working closely with the site management team.
 
Requirements for the role:
 
– A valid CSCS Card
– Full PPE (Hard hat, Boots, Highvis, Gloves and Glasses)
– Experience labouring on a busy building site
 
This labouring contract is long term with the working hours of 07:30 – 16:30 Monday to Friday.
There may be some weekend work available.

Hourly Rate :

Job Title – Head of Repairs and Maintenance (Asset Management)

Location – Norwich

Salary – £55k – £62k per annum

Our client a large housing authority is seeking a Head of Repairs and Maintenance to join their Asset Management team. 

Key objectives of role:

1. Lead high performing and customer focussed team.
2. Oversight of delivery and influence of all aspects of repairs & maintenance on the company’s stock.
3. Drive continuous improvements to the repairs and maintenance service supplied to customers, setting a high quality, customer focussed culture.
4. Oversight and ownership of the Repairs and Maintenance scope of service.
5. Managing delivery of works outside the scope of our in-house repairs teams.
6. Ensure compliance with relevant regulation and legislation, e.g., Decent Homes Standard and disrepair.

Main responsibilities:

Repairs & Maintenance Delivery

1. Create and lead a culture of customer service that delights and of continuous improvement.
2. Governance and oversight of delivery of all responsive repairs (including via in-house teams)
3. Management and oversight of team delivering non-standard and highly technical repairs within the Asset Management team.
4. Relationship and contract management for the delivery of repairs and maintenance, including the management of external contractors relating to areas such as unadopted roads, digital TV aerial and sewage treatment plant repairs.

5. Working collaboratively with relevant colleagues, produce annual budgets for all aspects of repairs and maintenance, including planned works and responsive repairs.

6. Oversight of performance against budget and other relevant performance measures.

7. Develop repairs and maintenance performance measures, building transparency and ensuring Asset Management and wider business can interpret, understand and improve performance, helping to create a high performing, customer focussed repairs service.

8. Understand the customer journey for all aspects of responsive and planned works as well as capital programme delivery.
9. Work collaboratively with in-house teams and other contractors to develop scope of service to cater to customer priorities.
10. Develop and create business case for any amendments to scope of service or specifications and property needs.
11. Ensure value for money achieved by in-house teams and other contractors delivering planned and responsive repairs and capital delivery.
Provide quality assurance for Asset Management and wider business for all aspects of planned and responsive repairs and capital delivery.

Job Title – Gas Engineer

Location – Norfolk / Cambridgeshire

Salary – £35,000 – £38,000 per annum plus company vehicle.

Main Purpose of the Role

To provide a high quality and cost effective heating system inspection, maintenance and repair service. Main duties will be the inspection and commissioning of existing systems. Where required the post will include repairing and installing gas and oil heating systems and plumbing works at various domestic and commercial properties within the company’s areas of operation.

Scope & Responsibilities of the Role

-Undertake the inspection, commissioning, repairs and maintenance of gas and oil fuel heating systems.
-Be responsible for the pre-, during- and post- works safe working procedure and inspection process for properties where appliance flues pass through any working areas or roof areas that the organisation are working within. Bring appliance components to current standards to ensure relevant Legislation, relevant trade body and industry standards and best practice are achieved.
– Carry out other maintenance, repairs and remedial work as directed, including plumbing, carpentry etc. to a high quality of workmanship
– Carry out installation, operation, maintenance and repairs of plant and equipment.
– Complete Plumbing and Heating works in accordance with the company’s specifications and in compliance with the relevant Legislation, relevant trade body and industry standards and best practice. Complete all industry standard documentation and inspection/ testing certification.
– Have an understanding and can carry out Legionella Risk Assessments to properties as requested including preparation and completion of necessary paperwork
– Be willing to participate in a non-rostered emergency ‘out of hours’ service as required, including carrying out other multi skilled associated trades work where necessary.
– Be responsible for the care and condition of all vehicles, plant tools and equipment issued to or used by the post holder, completing all related pre-use or scheduled safety inspections as required.
– Ensure that all necessary documentation and/or verbal reports relating to unsafe equipment are immediately communicated to their line manager, advising the line manager of any defects requiring repair, and to ensure that the equipment is stored or made safe in such way as to not be used by a third party.
– Work to operational procedures, safe working practices and Health and Safety procedures and approved codes of practice as appropriate.
– Attend safety meetings, training and briefings as may be required.
– Be responsible for completing dynamic risk assessments when arriving at site, checking that the safety of themselves and/or others will not be compromised by completing the task.
– Ensure that all accident, near miss events or potential hazards are reported to your line manager immediately.
– Ensure that work areas are kept in a safe condition whilst the work is being carried out and that the area is made safe at the end of the day.
– Assemble material plot packs as necessary.
– Carry out progress monitoring on site to determine material supply needs while minimising over- ordering and wasted materials
– Undertake such other duties as may be reasonably allocated by line manager

Education/Qualifications

Full driving license essential

–  Gas Safe Accreditation or equivalent

–  Manual Handling Asbestos Awareness
