Job Title – Head of Repairs and Maintenance (Asset Management)
Location – Norwich
Salary – £55k – £62k per annum
Our client a large housing authority is seeking a Head of Repairs and Maintenance to join their Asset Management team.
Key objectives of role:
1. Lead high performing and customer focussed team.
2. Oversight of delivery and influence of all aspects of repairs & maintenance on the company’s stock.
3. Drive continuous improvements to the repairs and maintenance service supplied to customers, setting a high quality, customer focussed culture.
4. Oversight and ownership of the Repairs and Maintenance scope of service.
5. Managing delivery of works outside the scope of our in-house repairs teams.
6. Ensure compliance with relevant regulation and legislation, e.g., Decent Homes Standard and disrepair.
Main responsibilities:
Repairs & Maintenance Delivery
1. Create and lead a culture of customer service that delights and of continuous improvement.
2. Governance and oversight of delivery of all responsive repairs (including via in-house teams)
3. Management and oversight of team delivering non-standard and highly technical repairs within the Asset Management team.
4. Relationship and contract management for the delivery of repairs and maintenance, including the management of external contractors relating to areas such as unadopted roads, digital TV aerial and sewage treatment plant repairs.
5. Working collaboratively with relevant colleagues, produce annual budgets for all aspects of repairs and maintenance, including planned works and responsive repairs.
6. Oversight of performance against budget and other relevant performance measures.
7. Develop repairs and maintenance performance measures, building transparency and ensuring Asset Management and wider business can interpret, understand and improve performance, helping to create a high performing, customer focussed repairs service.
8. Understand the customer journey for all aspects of responsive and planned works as well as capital programme delivery.
9. Work collaboratively with in-house teams and other contractors to develop scope of service to cater to customer priorities.
10. Develop and create business case for any amendments to scope of service or specifications and property needs.
11. Ensure value for money achieved by in-house teams and other contractors delivering planned and responsive repairs and capital delivery.
Provide quality assurance for Asset Management and wider business for all aspects of planned and responsive repairs and capital delivery.

12. Set the team up to support the Group’s federated structure successfully
13. Work alongside Asset Investment team on delivery of projects, e.g., in areas such as sustainability, energy and decarbonisation
14. Ensure compliance with relevant regulation and legislation, e.g., Decent Homes Standard and disrepair and in areas such as condensation, damp and mould
15. Take personal responsibility for own Health, Safety and Welfare and that of colleagues in the workplace.

17. Understand and use measures to enable continuous improvement.

Hours are Full Time (37 per week), Monday to Friday.
