Duties & Responsibilities of a Multi Skill Operative – Bathroom Fitter:

As the Kitchen & Bathroom Fitter you’ll be required to carry out reactive and planned maintenance works on void properties.
As the Kitchen & Bathroom Fitter you’ll be required to have good skills with carpentry and plumbing experience
As the Kitchen & Bathroom Fitter you’ll ideally have a good variety of skills – Must have experience and be able plumb (with solder joints) fit kitchens and bathrooms, tile and patch plaster.
As the Kitchen & Bathroom Fitter you’ll need to have experience working with domestic properties

Desirable Experience & Qualifications for the role of Bathroom Fitter:

Minimum of either full trade Apprenticeship or NVQ level two or appropriate trade experience within at least 2 different trades
Minimum 2 years experience fitting kitchens and bathrooms
Experience working within property maintenance
Full UK Driving licence

We are currently seeking a skilled and experienced Voids Supervisor to join our team on a maintenance contract basis. As a Voids Supervisor, you will be responsible for overseeing and coordinating maintenance and repair work in void properties. This is a crucial role in ensuring that our properties are prepared and maintained to the highest standards for new tenants.

Responsibilities of a Voids Supervisor :

Manage a team of maintenance technicians and contractors in carrying out repairs and maintenance tasks in void properties
Coordinate and schedule work assignments to ensure timely completion of tasks
Conduct regular inspections of void properties to assess repair needs and ensure compliance with quality standards
Ensure that all maintenance work is carried out in accordance with health and safety regulations
Monitor and manage the budget for void property maintenance, ensuring cost-effective practices
Liaise with property management and leasing teams to prioritize and schedule repairs based on occupancy needs
Provide technical guidance and support to maintenance staff, ensuring their skills are developed and maintained
Maintain accurate records of maintenance activities, including work orders, invoices, and reports

Desirable Experience of a Voids Supervisor:

Minimum of 2 years of experience in Supervising
Strong knowledge of social housing regulations, property management, and maintenance practices.
Excellent organizational and project management skills, with the ability to prioritize and manage multiple tasks effectively.
Demonstrated experience in managing contractors and maintaining strong relationships.
Strong problem-solving abilities and attention to detail.
Excellent communication and interpersonal skills, with the ability to work effectively with tenants, colleagues, and external stakeholders.
Proficiency in using property management software and Microsoft Office Suite.
Relevant qualifications in housing, property management, or a related field are desirable.

Our client – a large local social housing contractor providing maintenance services to 1000s of properties across Cambridgeshire area is looking for an experienced Landscaper/Ground Maintenance operative to work on a domestic maintenance social housing contract assisting in the void operations and planned maintenance. The candidate will ideally be a skilled groundworker/multi-trade.

About the Role

Working to deliver the best quality service, you’ll carry out repairs to a variety of building services, demonstrating your competence to multi-skill outside your core trade, to include fencing, paving and slabbing along with building work.

You’ll receive and complete assigned tasks using a handheld device (full training), working efficiently and safety in line with best practise to achieve excellent customer experience.

About You

Candidates will hold a relevant trade City and Guilds qualification, with excellent working H & S knowledge . With previous experience within a similar role, you’ll have the ability to work in all weather, operating small hand tools and will be able to follow written and verbal instructions.

For this position, you must have the following:

Own transport and clean UK licence
Tools
Full PPE

This temporary work for a Landscaper/Ground Maintenance Operative is for an on going duration, on a residential project in and around Cambridge area.

The RLO is required to fully liaise between the Client, Site Project Team & Residents verbally and in writing to progress required works with minimum disruption to residents while endeavouring to maintain steady workflow for Subcontractors. The RLO will be Site-based and may be required to fulfil duties concurrently on more than one Site as required. This is a full-time permanent role.

Responsibilities of a Resident Liaison Officer:

To ensure and maintain the resident liaison daily diary, record any incidents, and record all appointments.
Understand the works, programme and scope of works.
Provide site reports and updates for client and site management.
Prepare and distribute all communications to residents.
Establish a resident’s charter, maintain files, keep a log of complaints and any query’s that would come in.
Compile, devise and implement procedures and administration to compliment your role.
Be available for residents’ meetings, and meetings with the client as and when.

Housing officers, estate developments or joint management board meetings.
Carry out pre visits to each neighbouring resident to explain the planned works and assist them in understanding the process.
