As the Voids & Response Manager, you will play a key role in ensuring that our properties are efficiently managed and ready for occupancy, providing safe and comfortable homes to our tenants. You will oversee the voids process, coordinating property inspections, repairs, and refurbishments, and managing responsive repairs to ensure a high standard of maintenance and customer satisfaction.
Responsibilities of a Voids & Response Manager :
- Manage the end-to-end voids process, from property inspections to re-letting, ensuring minimal void periods and maximizing rental income.
- Coordinate and oversee responsive repairs and maintenance activities, ensuring timely and cost-effective resolutions.
- Develop and maintain effective relationships with contractors and suppliers, ensuring high-quality service delivery.
- Monitor and manage contractor performance, holding them accountable for meeting agreed-upon service levels and standards.
- Implement effective systems and processes to track and report on voids, repairs, and maintenance activities.
- Collaborate with the Property Management team to ensure smooth transitions between tenancies and efficient customer support.
- Conduct regular audits to ensure compliance with health and safety regulations and industry best practices.
- Analyse data and produce reports on voids, repairs, and maintenance performance, identifying trends and recommending improvements.
- Provide leadership and guidance to a team of voids coordinators and maintenance staff.
Desirable Experience of a Voids & Response Manager:
- Minimum of 2 years of experience in voids management and responsive repairs within the social housing sector.
- Strong knowledge of social housing regulations, property management, and maintenance practices.
- Excellent organizational and project management skills, with the ability to prioritize and manage multiple tasks effectively.
- Demonstrated experience in managing contractors and maintaining strong relationships.
- Strong problem-solving abilities and attention to detail.
- Excellent communication and interpersonal skills, with the ability to work effectively with tenants, colleagues, and external stakeholders.
- Proficiency in using property management software and Microsoft Office Suite.
- Relevant qualifications in housing, property management, or a related field are desirable.
