Our client, a large reputable social housing contractor providing maintenance repair services to thousands of properties across West London, they are recruiting for an experienced Reactive Maintenance Electrician to join their maintenance team on an ongoing basis carrying out essential planned & Reactive maintenance, installation and repair works to domestic properties. 

Responsibilities of a Reactive Maintenance Electrician:

• Responding to reactive maintenance requests from social housing clients in a timely and efficient manner
• Diagnosing and repairing electrical faults in social housing properties
• Carrying out electrical testing and inspections in accordance with relevant regulations and standards
• Installing and maintaining electrical systems and equipment in social housing properties
• Liaising with clients and other contractors to ensure that work is completed to a high standard and within agreed timescales
• Maintaining accurate records of work carried out and materials used
• Ensuring compliance with health and safety regulations and company policies and procedures

Desirable Experience of a Reactive Maintenance Electrician :

• Experience in maintenance and repair work in occupied residential properties as a plumber. 
• Proven experience in all aspects of planned works and repairs and previous experience of working in social housing or tenanted properties.

Qualifications & Skills of a Reactive Maintenance Electrician :

• Qualified electrician with relevant electrical qualifications (e.g. NVQ Level 3, 18th Edition Wiring Regulations)
• Experience of working in social housing reactive maintenance
• Knowledge of relevant regulations and standards (e.g. BS7671, NICEIC)
• Excellent diagnostic and problem-solving skills
• Strong communication and interpersonal skills
• Ability to work independently and as part of a team
• Full UK driving licence

Our client, a well established family run maintenance contractor based in the South East is looking for experienced floor layers for commercial refurbishment works.

The work is primarily for a large pub chain with locations across London and the South East

Requirements for Floor layer:

– Experience in floor laying in particular altro floors and cap and cove.

– Good customer service skills

– Full driving licence

Travel around London and the South East will be required.

Standard hours of work are Monday- Friday mimumum 8 hours but there is no limit on overtaime available including weekends and nights if desired. (Paid at time and a half)

Company van and fuel card will be provided which can be kept at home or full mileage paid if use of own van is optional.

Job Title: Domestic Electrician

Our client is a newly created limited company wholly owned by local Council, responsible for delivering key environmental and building maintenance operations to the City of Norwich. We are looking for an Electrician who will carry out fault finding, diagnosis, appropriate repairs and new electrical installation work on local Council Properties. This is a varied role and the postholder will need to have the ability to adapt to different working conditions and be able to work individually or as part of a team.

The post holder will need to have City & Guilds Electrical Qualifications or an equivalent recognised apprenticeship, City & Guilds 2382 18^th Edition wiring regulations, a full UK Driving License and willing to be clean shaven, if applicable, for the role.

The role will require the post holder to interpret electrical schematic diagrams, reports and drawings therefore extensive experience in a domestic or electrical trade will be beneficial. Alongside this it is essential that records are up to date and accurate to ensure that we are providing the best possible service and making informed decision based on the relevant information so analytical and report writing skills will be needed for this role.

Working hours are 39 hours per week, Monday to Friday 8am – 5pm, 4pm finish Friday.

We have an exciting opportunity for a Site Managerto join a fantastic team working on social housing refurbishments across Lincolnshire and the surrounding area, overseeing the day-to-day management of a kitchen and bathroom contract as part of a Planned Works Programme.

Duties & Responsibilities of a Site Manager:- 

• Reporting to the Contracts Manager overseeing daily on-site operations, and responsible for the supervision of a number of site personnel, including subcontractors.
• Managing the programme of works and coordinating employee schedules, ensuring adequate coverage is available at all times and ensuring compliance across the work site.
• Monitoring performance of Supervisors, Resident Liaison Officers, Operatives and external Sub contractors, ensuring all site personnel carry out their designated tasks efficiently and effectively to ensure the site teams complete the work effectively, on time and within budget.
• Continually reviewing progress of works against the programme, schedule of works and budget, and providing timely reports to the Contracts Manager and other stakeholders.
• Managing the site to meet quality and compliance standards, compliance with all aspects of Health & Safety regulations on site and providing relevant reports and reporting safety concerns in a timely manner.
• Managing staff including recruitment, training, capability, disciplinary, talent development and succession.
• Completing all paperwork including timesheets, job packs, quality assurance forms, variations sheets, van stock materials forms, and labour returns.
• Dealing with the requisition of materials.
• Achieving target levels of performance set by the Contract requirements, Project Manager and Contract Manager.
• Carrying out van inspections, site work including monitoring forms, toolbox talks
• Managing all aspects of Health & Safety compliance on site through effective training, risk assessment and audits, and resolving and escalating queries in a timely manner.
• Building and maintaining excellent and professional relationships with clients and third parties
• Enforcing all workplace policies and procedures.

Qualifications & Skills of a Site Manager:- 

• Must have experience within the building or construction industry
• Strong experience in refurbishment and maintenance contracts especially within Social Housing tenanted properties
• Knowledge of CDM and all relevant Health & Safety regulations
• Gas and electrical statutory compliance
• Minimum of 3 years experience in Public and Social Housing sectors
• Contract Surveying / measurement experience
• CSCS Site Manager card
• Strong communication skills with good interpersonal and influencing skills
• Must be an enthusiastic self-starter with confident communication skills
• Ability to work to tight time scales and proprieties work efficiently
• Attention to detail
• Flexible in hours of work as the role will require travelling and working nights

Our client, a property maintenance company responsible for carrying out repairs and maintenance works on social housing properties, are looking for an experienced Working Supervisor to oversee the running of a voids maintenance programme across Lincolnshire, Grantham and surrounding areas.

Main duties and responsibilities of a Working Supervisor:-

• Pre survey/site audit voids and repairs and overseeing operations of sub-contractors and site personnel working mainly on void housing upgrades.
• Managing the operatives on site efficiently and in a professional manner, ensuring work is being carried out correctly in accordance with Health & Safety policies.
• Checking and recording attendance and timekeeping of subcontractors and operatives and maintaining and monitoring excellent standards of work and client satisfaction.
• Surveying of properties and supervising subcontract trades, general labour to ensure the highest quality, health and safety are met, and compliance to their order requirements.
• Supporting the senior management in the needs of the business.
• Completion of site Health & Safety, quality and environmental inspections and all the job-related paperwork, ensuring compliance is adhered to at all times.
• Coordinating delivery and pick up of materials and identifying materials required to carry out repair and installation to the required standard, ensuring the correct materials for works to be carried out.
• Record keeping for Change Control tracking, assessment and monitoring.
• Checking and registering materials and plant deliveries for compliance quality and quantity.
• Attending subcontractor meetings pre-start or update progress meetings.
• Maintaining quality control procedures.
• Problem solving

Skills:

• Able to run a safe site ensuring the highest quality (with support from a visiting Line Manager)
