Our client a large local social housing contractor providing maintenance services to properties across North Essex is recruiting for an experienced fencer / external multi trade to work on a domestic maintenance social housing contract assisting in the reactive repairs and void operations in properties covering Colchester and the surrounding areas. The candidate will ideally be a skilled and experienced multi trade who also holds skills in groundwork repairs, fencing and  brick/ blockwork plastering repairs. 

This is a mobile engineer role.
 
The successful individual will ideally hold a minimum of either full trade apprenticeship or NVQ Level 2 within a relevant trade or be time-served in External Multi Skilled role whilst also being experienced in completing various other day to day repairs/maintenance tasks such as groundwork repairs etc. As a skilled multi- trade operative with relevant experience in responsive maintenance and/or planned works such as wall renewals, fencing repairs & external replacement projects, you will be required to undertake a variety of allocated works across your designated area.

You will be responsible for:

The suitable applicant will be gas qualified with a gas safe qualification. The key activities include attendance to repairs in both occupied and unoccupied properties. Conducting gas appliance services and checks in line with gas regulations and organisation standard operating procedures and risk assessments. Undertaking gas boiler repairs along with heating-related plumbing duties.

The role is within the Domestic Compliance Maintenance team that operates nationally. Work activities would be based upon demand and travel is essential to conduct tasks. A company vehicle will be provided with the role. Work activity will depend on location and our scheduling aims to retain the work in close proximity to one another and close to home. The work will be issued electronically and will normally fall into the categories of void properties, general responsive repair, and gas servicing.

The post holder will have responsibility for work conducted on all gas appliances and systems, undertaking servicing and maintaining components in order to meet all statutory requirements, customer standards, and organisation standards.

Key Accountabilities:

• To carry out gas heating, hot water, and system breakdown, maintenance, and servicing work across our portfolio of clients’ assets.
• To carry out work in a safe manner in accordance with Health and Safety at Work Act 1974 and Gas Safety (installations and use)Regulations 1998
• To maintain tools and equipment in good working order, ensuring that suitable PPE is worn to match the activity.
• To participate in our on-call rota, ensuring we are able to respond to the emergency situation throughout the year.
• To produce accurate landlords certificates and other paperwork through the use of electronic management, use of a tablet, and a smartphone.
• To respond to points positively that are found by quality control checks (audits) carried out internally and externally and to learn from these.
• To maintain vehicles in a clean condition and carry out required checks, report any defects found, and keep vehicle records as required in line with our fleet policy.
• To follow van stock and material ordering procedure, ensuring all stock is charged against each work order and stored safely during transit and use.
• To identify and record any defects found, report parts/work required to promptly and ensure that follow-up work is booked in with scheduler and customer.
• To undertake any training considered relevant to meet performance standards and to maintain appropriate certification.
• To ensure compliance with all relevant legislation and organization procedures.
• To provide technical support to colleagues and customers, with the ability to explain the safe and efficient operation of boilers and controls.
• Installation of carbon monoxide detectors as per recommended manufacturer’s instructions.
• Undertake smoke detector tests, maintain and install, recording the information through electronic transfer of data.
• To ensure a customer focussed approach is adopted in all aspects of the Service.
• Any other duties to reflect changing workloads and priorities within organisation.

The post holder has responsibility for the carrying out of regular gas servicing, repairs, and maintenance. The work is mainly within a specific region, however may need to travel to work on other contracts within the organisation. The age and profile of the housing stock is varied so a good knowledge of a wide range of appliances and systems is beneficial.

Additional Information :

• You will be expected to liaise with the scheduling and CLO team to ensure the delivery of an effective service.
• You will be expected to make decisions on the safety of gas appliances/systems on a daily basis within the Gas Safety Regulations, record and report any defects, at-risk and emergency situations.

Skills/Knowledge/Experience:

You will have detailed technical knowledge evidenced by a formal/professional qualification and experience of gas maintenance within the property sector.

Knowledge of all relevant Health and Safety and Gas Regulations. Together with technical knowledge of domestic gas/heating appliances including fault diagnosis and rectification is essential. The ability to keep accurate records and to capture this information using a tablet or smartphone. The post holder will be self-motivated and be able to communicate effectively with internal and external clients. To work on own initiative and to respond well under pressure within timescales. Hold a current driving license and maintain. The post holder must hold all relevant ACS qualifications to work with gas appliances. ·

The hours of work will be 42.5 per week. The area covered is Bury St Edmunds, Thetford, Cambridge, Sudbury and surrounding areas.

Duties:

• Fault finding regarding leaks (tracing and establishing problems within water systems).
• The installation of bathroom components (Baths, sinks and WC’s).
• The unblocking of external drain.
• The replacement of water tanks, hot water cylinders and other associated systems.
• Tiling and basic carpentry (bath panels, skirting and window board)

Key objectives of role:

1.     To provide outstanding Customer Service

2.     To facilitate a prompt and efficient repairs and maintenance service to our customers

Main responsibilities:

1.      Compiling and managing contract files, including performance management, H&S files, risk assessments, method statements, COSHH

2.      Issue works to Subcontractors ensuring financial regulations are not breached.

3.      Review quotations and specifications from Subcontractors to ensure value for money before progressing works.

4.      Support the Repairs Planners to ensure that repairs raised and assigned from initial customer contact allow the Operative to
         complete the job in an efficient and timely manner.

6.      Schedule more complex repairs where multiple trade, contractors or specialist materials or removals are required.

9.      Finalise order processes following the completion of works through to job closing on the internal software system in a timely manner
   as to not affect month end performance.

11.    Daily monitoring and action of all items connected to the works order process to achieve the fastest possible efficiency and
   completion times.

12.    Prioritise repairs associated with a complaint, referring to line Manager any item that cannot be completed satisfactorily within your
   responsibility.

13.    Work to the priorities, deadlines and performance targets set by management; personally, contribute to the achievement of the
   high-performance levels set.

14.    Work collaboratively with all teams, ensuring that communications are directed to the correct person/team to
